Policies

• Rates based on double occupancy.
• You must be twenty-one (21) years of age or older to reserve a room on this website and stay on our property without a parent, legal guardian, and or spouse at least twenty-one years of age.
• A deposit equal to one night’s stay plus room tax is required the day the reservation is made.
• We gladly accept MasterCard, VISA, American Express, Traveler’s Checks, and cash.
• Check-In is from 2 p.m. – 5 p.m. Special arrangements may be made for late arrivals.
• Check-out is 11 a.m.
• There is absolutely no smoking in any public area or guest room. Smoking is permitted in the courtyard. Please ask the staff for an ashtray. Evidence of smoking in a guest room will result in a $250 charge to the credit card on file for the room in question.

Standard Bookings:

If your travel plans change and you must cancel your reservation, please inform us at least 15 days before your arrival date (31 days for the month of October). We will issue you a full refund minus a cancellation fee $25 per room, per night.

In the unlikely event that you must cancel with less than 15 days notice (31 days for October) please understand that we must ask you to take responsibility for your entire reservation.

Unfortunately, we can not make changes to your reservation, including moving the date and/or a reduction of nights, within this cancellation window.

For groups or individuals reserving three or more rooms there is a 31 day notification period for cancellations/changes.

Any change to an existing reservation is subject to a fee equal to the cancellation fee for that reservation.

Best Rate with Flexible Cancellation

Sometimes life throws us a curve ball and plans must be changed, so we’re offering a flexible cancellation plan.

If you need to cancel up to 48 hours prior to check in time, you get a full refund less a cancellation fee of 15% of the reservation amount. Payment of the full value of your reservation is required in advance for this plan. You may be responsible for packages/items ordered.

This plan can not be combined with any discounts or special offers.

This rate is not available if the check in date is within 30 days of making the reservation.

Children are only accommodated in two rooms: The Kitchen House and Isabella’s Suite (both have two queen size beds). Please call us directly to book with children: (540) 899-7606

Pets are only allowed in two rooms: The Kitchen House and Isabella’s Suite.

• Pet fee of $50 per pet, per night applies.
• Maximum 2 pets.
• Pets must be under 40 pounds.
• Pets are not to be left alone in room unless in locked carrier.
• Evidence of pet damage to a guest room will result in any and all necessary charges to the credit card on file for the coverage of all damages.

Promotions and discounts cannot be combined with each other or any other offer at the time of booking. Guests must book directly over the phone or via our website (NOT through a third-party service like Booking.com, TripAdvisor, etc.) to receive promotions or discounts.
